Common Causes of AC Units Leaking

Dirty Air Filter

If the air filter is dirty, it won’t be able to ventilate properly. Dirt can almost fully stop the filter from working, which will minimize the power supply to what are called “evaporator coils.” Getting to the air filter is often fairly easy (depending on the model), and needs to be cleaned early on. Otherwise, you’ll see your evaporator coils potentially freeze up. This is not damage you want to deal with. Unfortunately, when frozen over, major repairs or even replacement of the unit completely is often necessary.

Drain Pan Sized Incorrectly

If your drain pan isn’t sized properly, this also will cause leaks. Sometimes, the unit will lower in efficiency as it ages, which will increase the necessary surface size of the drain pan. When this pan is sized too small, leaks will be a constant issue.

Additionally, rust and cracks will build up on your drain pan. Amend these when you can. Most often, getting a new pan altogether is more cost-effective.

Dirty Drain Line

The drain line of your AC unit will get dirty. When it gets clogged, leaks will pour out as well. Depending on your unit, different cleaning solutions like bleach are available to clean the drain line periodically. Twice a year is a benchmark you should aim for when cleaning the drain line.
